From King Street to the Ninth Island: The Zippy’s Las Vegas Story and New Zippy’s Location!

Zippy'sZippy's

If you grew up in Hawaiʻi, you already know — Zippy’s isn’t just a restaurant. It’s a landmark. It’s where you met after football practice. Where your aunty ordered chili spaghetti without even looking at the menu. Where late-night saimin somehow fixed everything.

And now? That same comfort lives right here in Las Vegas.

When Zippy’s Restaurants first opened in 1966 on King Street in Honolulu, founders Francis and Charles Higa didn’t set out to build a mainland empire. They built a neighborhood diner. Local food, reasonable prices, open late, dependable. Over time, Zippy’s became stitched into Hawaiʻi’s daily life — birthdays, graduations, post-beach hunger, and “no more food at home” emergencies.

Today, Zippy’s is still Hawaiʻi-owned under FCH Enterprises, led by second-generation CEO Jason Higa. That matters. Because when Zippy’s crossed the Pacific to open in Las Vegas, it didn’t lose its identity. It brought it with pride.

And Las Vegas embraced it.

The First Mainland Bite – Southwest Las Vegas (2023)

When Zippy’s opened its first mainland location at Arroyo Crossing in southwest Las Vegas in 2023, it wasn’t just a restaurant launch — it was a reunion.

Cars lined up before sunrise. Hawaiians drove in from Henderson, North Las Vegas, even California. Some wore UH shirts. Some brought their keiki just to show them, “This is what we grew up on.”

Inside, it felt like stepping through a portal. Same chili. Same Zip Pac. Same bakery case filled with dobash cake and malasadas. Same plate lunches served with two scoops rice and one scoop mac.

And something else happened.

Vegas locals who had never been to Hawaiʻi got their first taste of island comfort food. Korean fried chicken with that crispy glaze. Oxtail soup on cold desert nights. Portuguese sausage breakfasts that hit different at 7 a.m.

Zippy’s wasn’t just serving Hawaiians anymore. It was introducing the Ninth Island to the islands’ food.

Expanding Across the Valley

After southwest proved what everyone already knew — that Vegas was ready — the expansion came steady and strategic.

Summerlin South – Hualapai (2025)

The west side welcomed Zippy’s in 2025. Families in Summerlin no longer had to cross town for chili and rice. This location quickly became a meeting point for business lunches and Sunday family dinners.

Southeast – Eastern Avenue (2025)

The Eastern Avenue store brought easier access for Henderson, Silverado Ranch, and Green Valley residents. Late-night saimin runs became a thing again.

Summerlin – Charleston Blvd (2026)

The newest opened location at West Charleston in early 2026 solidified something important: Zippy’s wasn’t experimenting anymore. It was establishing roots.

By this point, Zippy’s had become part of the Las Vegas dining landscape. Not just “Hawaiian food.” Not just “island food.” It was simply Zippy’s.

North Las Vegas – The Next Chapter

Now comes the biggest move yet.

Zippy’s is building a location at 5485 Camino Al Norte in North Las Vegas — a long-awaited addition for residents who have been making 30-minute drives just to get their plate lunch fix. For North Town locals, this isn’t just convenience. It’s validation. It says: we see you. It says: this community matters. It says: the Ninth Island is expanding. Once Camino Al Norte opens, Zippy’s will cover southwest, west, southeast, Summerlin, and North Las Vegas — creating a full valley footprint. That’s not a chain growing. That’s a community spreading.

Why Zippy’s Works in Vegas

Las Vegas and Hawaiʻi share something unique: movement. People come to both places chasing opportunity. Entertainment. A better life. A fresh start. Zippy’s sits right in the middle of that story.

For Hawaiians who relocated, it’s comfort. It’s hearing pidgin at the next table. It’s seeing someone rock a Maui High shirt while ordering chili moco. For locals who’ve never been to Hawaiʻi, it’s discovery. It’s learning why rice isn’t a side — it’s essential. It’s understanding why chili belongs on spaghetti. And for Vegas as a whole, Zippy’s represents the evolution of the Ninth Island — where island culture isn’t imported for tourism, but lived daily. You’ll see construction workers, DJs, nurses, small business owners, military families, and entertainers all sharing the same dining room. No velvet ropes. No dress code. Just grindz.

The Ownership Legacy

The Higa family didn’t franchise out Zippy’s randomly. They expanded carefully. Intentionally. Under FCH Enterprises leadership, the company made sure Vegas wasn’t just another mainland city — it was a cultural extension of Hawaiʻi. That’s why the grand openings include Hawaiian blessings. That’s why the menu remains consistent. That’s why the bakery still tastes like home. Jason Higa and the executive team didn’t just open stores. They exported tradition.

More Than Food

Spend enough time inside a Vegas Zippy’s and you’ll notice something. Business cards get exchanged over Zip Pacs. High school reunions happen in corner booths. Island musicians stop by before gigs. Radio hosts conduct interviews between bites of Korean fried chicken. It becomes a gathering place. It becomes neutral ground. It becomes home base. That’s something money can’t manufacture.

The Future of the Ninth Island

With five locations either open or in development, Zippy’s has proven something powerful. Hawaiʻi culture doesn’t fade when people move away. It adapts. It plants itself in new soil. It Grows. As North Las Vegas had its grand opening, one thing is clear — this isn’t the end of the expansion story. It’s the continuation of a legacy that started on King Street nearly 60 years ago. From Honolulu to the Mojave Desert, from chili and rice to a full valley footprint. From one family-owned diner to a Ninth Island staple, Zippy’s didn’t just come to Las Vegas,It became part of it.
